Tourism is a key economic sector that generates significant foreign exchange earnings for the country. Every year, Vietnam welcomes over ten million tourists, not only from Asian countries but also from Europe, the United States, and Canada. This significant tourist influx has generated significant interest in Vietnamese real estate among foreign investors, leading to changes in the country's legislation. In 2015, the government of the Republic of Vietnam allowed foreign construction companies to construct buildings in the country and foreign buyers to purchase residential and commercial properties.
Several dozen large construction companies, as well as many smaller developers, are constantly operating in Vietnam. They vary in construction quality, cities where they build, property types, and other important characteristics. Some target buyers who plan to live in the property themselves, while others attract investors who intend to engage in short- or long-term rentals or resell their properties at a profit after several years of ownership. The Vietnamese real estate market is served by over 100,000 real estate agencies and individual real estate agents specializing in properties in various cities across the country.
Vietnamese legislation provides the following important rules for foreign buyers:
The involvement of a real estate agent when purchasing real estate in Vietnam is not mandatory, but a good, professional real estate agent can save time and money. A real estate agent not only helps find a property that meets the buyer's criteria but also ensures legal transparency of real estate transactions.
Choosing a real estate agency involves checking several factors:
Many properties of interest to foreign investors are located in Vietnam's resort towns. These properties are well-suited for short- and long-term rentals, as well as for resale and profit. Among the most important tourist destinations in Vietnam are the following cities:
A significant resort town in Vietnam is Da Nang, located on the coast of the South China Sea in the central part of the country. The city was founded in 1888 and is currently also considered one of the largest ports in Vietnam. Many travelers choose Da Nang not only as a tourist destination but also as a convenient logistical hub for visiting other attractions in the country. Historical enthusiasts will appreciate the My Son Temple Complex (My Son), a UNESCO World Heritage Site. All the buildings were constructed between the 6th and 12th centuries. The complex is located just seventy kilometers from Da Nang and consists of several large temples, the largest of which contains 70 buildings. Famous religious shrines are located in the Marble Mountains, eight kilometers from Da Nang. Natural caves here serve as Buddhist sanctuaries. For beach lovers, the city offers one of the best-equipped beaches in the country, China Beach. The rainy season in Da Nang lasts from September to January, while the dry season begins from February to August.
Thirty kilometers south of Da Nang is the small town of Hon Ai, a UNESCO World Heritage Site. The city was founded over two thousand years ago and was an important port for much of its history, but now most of its residents work exclusively in the tourism industry. The city is excellent for a beach holiday, boasting well-equipped beaches such as China Beach and Cua Dai. Important historical landmarks include the Quang Cong Chinese Temple, founded in 1653; the Truong Family Chapel, built two hundred years ago; the Ba Mu Pagoda Gate, the only remnant of a pagoda built in 1628; the Hoi An Church; and the Phuoc Lam Pagoda.
A relatively new resort city located on the coast of the South China Sea is Phan Thiet, the capital of Binh Thuan Province, a three-hour drive from Ho Chi Minh City. The city's permanent population is just over 200,000. Phan Thiet's beaches are famous for their multicolored sand dunes and the coconut groves along the coast. The city has a well-developed tourist infrastructure, with many hotels and resorts from well-known chains. It's ideal for a family vacation. Surfing enthusiasts flock here from September to March during the windy season. Seven kilometers from Phan Tien is the famous resort of Mui Ne, boasting an impressive 22 kilometers of sandy coastline. It boasts numerous hotels, well-equipped sandy beaches with turquoise water, and shady coastal areas. The city boasts numerous cafes, restaurants, bars, shops, shopping centers, and other tourist attractions. Nearby are the Binh Chao hot mineral springs, renowned for their healing properties and therapeutic water and mud baths. Nearby is the historic landmark of the Cham Towers, three towers built in the 8th century.
Between Nha Trang and Mui Ne lies the resort of Phan Rang, known for its long dry season from December to mid-June with a constant temperature of 27°C. It is a quiet resort, well-suited for family vacations and leisurely beach relaxation. The resort's main beach is Ninh Chu, with its golden sand. A good beach for diving and snorkeling is located thirty kilometers away, called Ca Na. Nearby are the Vinh Hao and Krong Pha hot springs with mineral water. Among Phan Rang's historical landmarks are the Cham towers, built in the 13th century, and the towers of the Thap Ba complex, built in the 9th century.
Ninh Thuan Province is located in the southeast of the country on the coast of the South China Sea, with Phan Rang-Thap Cham as its capital. The province's coastline is approximately 140 kilometers long. The province boasts a record number of sunny days per year compared to other locations in southern Vietnam. The main beach destinations are the uncrowded beaches of Ca Na, Ninh Chu, and Vinh Hai Bay. Nature lovers will appreciate a visit to Noi Chua National Park.
Phu Quoc, Vietnam's largest island, is located in the Gulf of Thailand. It is close to neighboring Cambodia and is known for its tropical jungles with unique animal species. In recent years, the island has been actively developing its tourism infrastructure, with hotels, inns, restaurants, cafes, and bars.
The resort town of Vung Tao is located in the province of the same name in southern Vietnam. For centuries, it was a port city, but in recent years, its tourism infrastructure has been rapidly developing. Hiking is well-established here, with the beautiful Ba Cu main street, the city's gastronomic hub, Do Chieu Street, and hiking trails running along the coast. The beach infrastructure here is well-developed, with several well-equipped beaches, including Bai Sau Beach, the central Bai Truoc Beach, the small, shady Bai Dau Beach, and the Instagram-worthy Bai Dua Beach. Historical and architectural landmarks in the city include the Hai Dang Lighthouse and the 19th-century Thang Tam Temple.
