The Islington Street Condo project involved converting a 2,100 square foot commercial space into a sleek and modern industrial-style three-bedroom, two-bath condominium in the heart of downtown Portsmouth. The design features exposed ceilings, polished concrete floors, custom natural wood finishes, a gas fireplace, an oversized kitchen island, and a wet bar.
The client envisioned transforming a spacious commercial condo into a functional and luxurious residential home. Due to the differing code requirements between commercial and residential properties, the project presented unique technical challenges. The Chinburg Team addressed these with precision, ensuring the space met all relevant building codes, including fire safety, egress, and accessibility. Additionally, the plumbing, electrical, and HVAC systems were upgraded to meet residential standards while preserving the open-concept flow of the original layout.

To preserve the building’s striking historic features, the team approached demolition and restoration with surgical precision. The Chinburg Design Team focused on maintaining the structure’s natural textures and celebrating key architectural elements, such as the large round window at the front. The result embodies Chinburg Properties’ hallmark approach: revitalizing underused or abandoned historic structures into beautiful spaces for modern living, working, and gathering.
