Developer's projects Meraas

Riwa

Riwa is the ninth phase of Madinat Jumeirah Living by Meraas, located in the Umm Suqeim neighborhood. The project consists of three buildings comprising 1-4 bedroom apartments. The total area of the residences ranges from 67 to 408 square meters, including balconies. The three and four bedroom apartments have additional rooms for staff.

The Acres

The Acres is a luxury community of exclusive villas located in Dubailand, being developed by renowned developer Meraas. The project is planned to be realized in phases.

Once completed, The Acres will become a full-fledged mixed-use neighborhood with a variety of amenities including a school, mosque, stores, parks and other social and recreational facilities. A total of 1,199 villas with three to seven bedrooms will be built here.

The community will offer villas with three to five bedrooms, with a total area of 283 to 558 square meters. Each villa will be set on its own plot with a garden, outdoor seating areas and a swimming pool. Interior spaces include balconies, laundry room, staff room, spacious living and dining areas. A two-car garage is provided for each residence.

Thyme Central Park

Thyme is a new phase of development in the Central Park community that will be part of the dynamic City Walk space. Meraas, the UAE's leading real estate developer, is working on the project. The development is scheduled for completion in the third quarter of 2026.

Thyme offers 147 modern 1-4 bedroom apartments for purchase. The living area varies from 71 to 358 square meters. Each apartment will be equipped with a separate lobby, pantry, functional kitchen area, built-in closets and at least one balcony. Residences with two or more bedrooms will have an additional powder room in the master bedroom, and those with 3-4 bedrooms will be complemented by a maid's room.

Dubai Wharf

Dubai Wharf is a mixed-use development located on the waterfront along the banks of the Dubai Creek canal in the Culture Village neighborhood. The complex consists of four buildings in which you can buy apartments with 1, 2 and 3 bedrooms. In total, the complex presents about 600 objects of residential and commercial real estate. The developer of the project is Dubai Properties.

The buildings of the complex bear the names of ancient cities and regions that played a significant role in the history of culture of the Middle East - Magan, Rumelia, Petra and Babil. Dubai Wharf offers studios and apartments ranging from 646 to 2,045 square feet (60-190 square meters). Prices start from AED 937,000 (about USD 255,000).

The infrastructure of the complex has been carefully designed to maximize the comfort of residents. The project includes parking lots, restaurants and cafes, and stores. Other advantages include a gym, swimming pool, sauna and Jacuzzi, children's playground. The building has a barbecue area and a community garden.

The residents of the complex are provided with 24-hour security and concierge services, high-speed elevators, centralized air conditioning system.

Design Quarter

Design Quarter at d3 is a sophisticated residential development that reflects the creative and innovative spirit of the D3 district, designed by leading developer Meraas for the creative minded. Design Quarter at d3 is the first residential development of its kind in Dubai Design District. It includes residential towers, a podium with amenities for residents and public spaces for active recreation. Construction is scheduled to be completed in the second quarter of 2027.

According to the developer, for the first quarter of 2023, prices for one-bedroom apartments in the Design Quarter at d3 start from AED 1,870,000 (approximately US$509,000).

Jomana MJL

Jomana is the seventh phase of Madinat Jumeirah Living (MJL), a large-scale project by popular developer Meraas. The complex is located in the Umm Suqeim neighborhood, which guarantees residents convenient access to all necessary infrastructure. Buyers are offered a choice of 326 residences, including 1-3 bedroom apartments and eight 4-bedroom options. All of them are decorated in a contemporary style characterized by sophistication and luxury. The properties at Jomana range in size from 74 to 318 square meters. Residences are equipped with one or more balconies, offering spectacular views of the sea and the famous Burj Al Arab. Some apartments have private terraces and staff rooms for added comfort.

The complex offers a wide range of facilities to promote active recreation and health. Among them:

Completion of construction is scheduled for the second quarter of 2026.

The Erin project offers cozy apartments with 1-4 bedrooms, as well as an exclusive penthouse with five bedrooms. The apartments range in size from 72 to 380 square meters, while the penthouse on the 11th floor has an area of 620 square meters.

The starting price of the one-bedroom apartments in Erin residential complex is AED 1,590,000 (approximately $433,000).

Bluewaters Bay

Bluewaters Bay is a new premium coastal residential development by the UAE's leading developer, Meraas. The project stands out for its unique location on the isthmus between the popular man-made Bluewaters Island and the mainland coast of Dubai.

Bluewaters Bay consists of two buildings and the surrounding area, which accommodates 672 residential units: luxury apartments with 1-4 bedrooms ranging from 74 to 283 square meters, as well as three exclusive penthouses. Fern Central Park

Fern is a cozy, family-friendly development offering country-style living right in the heart of Dubai. The project is scheduled for completion in the third quarter of 2026.

Central Park Laurel

Central Park is an ambitious eco-project from Meraas that already includes four clusters of residences. The developer recently announced the start of construction of the new Laurel building, which will take center stage in the community.

According to Meraas' plans, the project will total 47,938 square meters, encompassing 12 residential buildings with 1-4 bedroom luxury apartments and a series of impeccable penthouses offering scenic views of the landscaped park and city panorama. Central Park's architectural concept embodies the idea of an 'urban jungle', allowing residents to enjoy the lush greenery of parks and gardens in the midst of a busy metropolis.

Laurel will be a building with 200 luxury apartments with 1 to 4 bedrooms, ranging from 63 to 297 square meters, as well as two exclusive penthouses. All residences include spacious living rooms, combined with dining kitchens, bathrooms with premium fixtures, cozy bedrooms, panoramic windows and balconies overlooking the park, and some of them offer a separate maid's room.

Castleton Central Park

Castleton by Meraas is a new addition to the upmarket Central Park community located in the prestigious City Walk area of downtown Dubai. Construction of this residential development will commence in the third quarter of 2022. It will feature 213 residences: luxury 1-4 bedroom apartments with balconies ranging in size from 72 to 286 square meters, as well as two luxury duplex penthouses of 740 and 831 square meters with expansive terraces offering spectacular panoramic views of the park and Dubai's cityscape. In addition, the Castleton project will include retail space. The planned date of commissioning of the complex - the first half of 2026.

Some layouts of apartments provide balconies, the area of which is almost equal to the living area and can reach 140 square meters. All residences are equipped with spacious living rooms. The 3 and 4-bedroom apartments, as well as some 2-bedroom options, include a maid's room with a private bath. The penthouses also include a room suitable for setting up a home office.

Al Jazi MJL

Al Jazi development by developer Meraas is the fifth phase of the prestigious Madinat Jumeirah Living (MJL) community located in Umm Suqeim 3. The development consists of four 9-storey buildings and offers comfortable 1-4 bedroom apartments ranging from 68 to 383.5 square meters. The project was unveiled in the second quarter of 2022, with key handover scheduled for the third quarter of 2025. The design of Al Jazi combines elements of classical Arabian architecture with modern interiors, and the apartments offer magnificent views of the famous Burj Al Arab sailing hotel and the green surroundings of the neighborhood. Apartment layouts include private balconies or terraces, laundry rooms, walk-in closets, maid's rooms with private bathrooms and pantries.

Surrounded by picturesque gardens and greenery, Al Jazi at MJL will feature a wide range of recreational amenities including:

  • landscaped podiums;
  • retail areas;
  • swimming pools and fitness centers;
  • daycare centers and play areas;
  • spacious courtyards;
  • parks and open spaces;
  • central pedestrian walkway;

Central Park Myrtle

Myrtle is an eight-storey residential complex, which is the second phase of the large-scale Central Park at City Walk project. The developer Meraas Holding plans to complete construction in the second quarter of 2025.

The complex offers for purchase apartments with 1-2 bedrooms of various layouts. They provide bedrooms with dressing rooms, kitchens combined with living rooms, and balconies or terraces. The apartments are sold unfurnished. Panoramic windows offer picturesque views of Central Park.

Interiors are kept in light colors with bright accents - paintings, lamps and decorative items. The modern style of the complex harmonizes with the surrounding landscape of the park, the balconies are planted with plants. There are two rooftop terraces and a swimming pool overlooking Central Park. The park is accessible only to residents of Central Park at City Walk and is decorated with lush trees, shrubs and an artificial lake with fountains. There are also playgrounds for sporting activities and a separate park for pet walking.

One-bedroom apartments start at AED 1.7 million (about $450,000) and two-bedroom apartments start at AED 3.2 million (about $860,000). Myrtle is part of the larger Central Park at City Walk community, making it close to numerous resident-only amenities such as a park, fitness center, spa and sauna, tennis and squash courts, water sports area and more.

Developed infrastructure is also present outside the complex. Within 10 minutes walk there are cafes and restaurants: FLAT art gallery & CAFE, Blends and Brews, ARABICA DUBAI CITY WALK, Five Guys and Obeli. Dubai Hills Golf Club and Dubai Creek Golf & Yacht Club are within a 15-minute radius.

Nad Al Sheba Gardens

Nad Al Sheba Gardens is a luxury residential community by Meraas Holding, located in the Nad Al Sheba 1 neighborhood. The design and architecture of the complexes were developed by Parsons International.

In the second quarter of 2024, the developer unveiled the fifth and sixth phases of the project, which offers three-bedroom townhouses and 4-7-bedroom villas. Total property sizes range from 258 to 799 square meters.

Some of the residences have elevators. The villas also include rooms for staff and driver. Upon completion, the community will have a mosque, school, kindergarten, market, medical center and other significant social facilities. The infrastructure of Nad Al Sheba Gardens includes many premium recreational areas such as a lagoon, swimming pool with lounge area and sun beds, park, sports fields, walking trails, jogging paths, yoga areas, wave pool, barbecue and picnic areas and more.

Major shopping centers, Avenue Mall and Al Khail Gate Community Center, are just 15 minutes away from the community.

The townhouses had a starting price of AED 4.18 million (about $1.1 million) in the second quarter of 2024. A villa could be purchased starting at AED 10.81 million (approximately $2.9 million).

Nikki Beach Residences

The luxurious Nikki Beach complex, located on the white-sand beach of Pearl Jumeirah Island, includes a luxury five-star hotel Nikki Beach Resort & Spa and 63 premium residences: 12 one-bedroom apartments, 26 two-bedroom apartments, 18 three-bedroom apartments, six four-bedroom townhouses and a four-bedroom penthouse with a private elevator to the parking lot. The project was realized by developer Meraas Holding in cooperation with the American hotel chain Nikki Beach Hotels & Resorts.

The residential complex was designed by DSA Architects International and Gatserelia Design, which developed light interiors with white color and soft pastel shades. The panoramic windows with views of the Arabian Gulf and the airy style of the architecture create a feeling of spaciousness and carefree beach vacation. Located just 10 minutes from the center of Dubai, the beach club suites with five-star hotel services allow you to enjoy the sea breeze away from the hustle and bustle of the city. Nikki Beach offers a choice of spacious apartments, townhouses or penthouses with comfortable minimalist layouts. Most of the amenities you need are located directly on-site, including Nikki Beach, Nikki, Soul Lounge and Key West restaurants, as well as a fitness center, pools, dry cleaning and laundry facilities.

By the beginning of the third quarter of 2023, residences at the Nikki Beach development will be available for purchase at prices starting at AED 4 million ($1.1 million) for one-bedroom apartments, AED 6.7 million ($1.8 million) for two-bedroom units or AED 13 million ($3.5 million) for three-bedroom units.
