Wood’Art – La Canopée — an innovative timber residential complex in Toulouse

Wood’Art – La Canopée is a landmark mixed-use project developed in the emerging La Cartoucherie district of Toulouse. The complex is one of the most ambitious examples of sustainable construction in France and was conceived to respond to new living patterns, reduce energy consumption and preserve nature and biodiversity.

Designed by the architectural consortium Dietrich Untertrifaller Architects in collaboration with Maître Cube and Seuil Architecture, the project was completed in November 2021. The total built area is 13,326 m².

Concept and architecture

The defining feature of the project is that 76% of the structure is made of wood, significantly reducing its carbon footprint and redefining conventional urban construction practices. The architecture combines contemporary design, functionality and high environmental standards, creating a resilient and comfortable urban environment.

Wood’Art – La Canopée won a national competition organised by ADIVbois, aimed at promoting timber-based projects with the lowest possible environmental impact.

Project composition and uses

The complex brings together several complementary functions:

• a 100-room Eklo hotel
• approximately 2,750 m² of ground-floor retail space, including a medium-sized food outlet and local shops
• an underground public car park dedicated to the retail areas
• 42 social housing units, certified NF Habitat HQE, developed in partnership with Patrimoine Languedocienne
• 95 open-market and affordable home ownership units within La Canopée, also certified NF Habitat HQE

A dedicated project support team accompanies buyers and future residents throughout the process.

Environmental and energy performance

Wood’Art demonstrates outstanding sustainability performance:

• targeted E+/C- label at E3-C2 level
• achievement of BEPOS E3C2 standards
• reduction of energy needs by 43% to 69% compared to standard buildings
• advanced thermal design with an excellent bioclimatic coefficient (Bbio), based on compactness, high insulation levels and precise treatment of thermal bridges
• In’Nowatt indicator: 23 years, representing the reduction of the energy footprint compared to a conventional energy-efficient building

A New Innovative Eco-District in Versailles — Quartier de Gally

Quartier de Gally is a large-scale urban development project led by Icade Promotion, located at the foot of the Park of the Palace of Versailles, within the framework of an urban development concession. The project creates a new eco-district that combines residential living, nature, architectural quality, and public infrastructure.

Overall Project Concept

The project is being developed on the site of the former Caserne Pion and covers approximately 48,800 m² of total floor area on a 20-hectare site. The district is designed as a “new-generation garden city” — a fertile and livable environment where residents live in close connection with nature.

The project philosophy is based on the triad Nature – Art – Education, developed by Deyrolle, which is intended to become a dedicated environmental and cultural label.

Architecture and Housing Typologies

The project offers a diversity of housing forms, limited to R+2 in height to ensure harmonious integration into the historical and natural environment. Four housing typologies are proposed:

• semi-detached houses
• townhouses
• stacked individual homes
• low-rise collective buildings

Several historic structures from the former barracks are preserved and reactivated, including one hall and two millstone houses.

Landscape and Natural Environment

• more than 12 hectares of green spaces
• planting of over 4,000 large-canopy trees in public areas

• landscape integration with the gardens of the Palace of Versailles
• development of a “productive landscape” concept

Environmental and Urban Objectives

Shared objectives between Icade and the City of Versailles include:

Project Timeline

The project is scheduled from 2018 to 2028 and is divided into three phases:

• Phase 1: arrival of the first residents in October 2025
  (230 housing units, retail, facilities, and hotel)

• Phase 2: 2023–2026
  (113 housing units)

• Phase 3: 2026–2028
  (205 housing units)

JUMP — a new vision of office real estate focused on the future

Architecture and concept

Designed by the architectural firm KAAN Architecten, JUMP reflects a new philosophy of workspaces where design, natural light, flexibility and services come together to create a complete working ecosystem. The project offers 14,015 m² of office and service spaces, complemented by nearly 1,000 m² of landscaped outdoor areas.

The building is conceived to maximize natural light, encourage fluid movement between indoor and outdoor spaces, and foster interaction among occupants.
