Svetskiy Les (Social Forest) is a new residential concept in Sochi, designed for mindful and balanced living. Located just 15 minutes by car from the city center, the complex functions as a mixed-use urban quarter that transforms the entire district into a high-quality environment filled with opportunities for holistic development.
Spread across a secure, gated territory of 23 hectares—4.7 hectares of which are dedicated to landscaping—the complex offers a complete ecosystem for modern life:
- a kindergarten for 510 children,
- an innovative school for 1,510 students,
- art studios, dance schools, language academies,
- a fitness center, medical clinic, and an SPA with a year-round heated infinity pool,
- cafés, restaurants, and farm-to-table grocery stores,
- an educational hub.
Architecturally and ecologically, Svetskiy Les seamlessly integrates with its natural surroundings, serving as a natural extension of the Sochi National Park—one of Russia’s largest protected areas, spanning over 208,000 hectares. Ninety-five percent of the park is covered by pristine forests.
Thirty-nine rivers flow through the park, one of which runs directly through the residential complex. Cascading down mountain slopes, these rivers form 33 picturesque waterfalls. The area is home to more than 2,200 plant species, one-third of which are relict, and one-fifth listed in the Red Data Book.
The complex comprises monolithic-brick buildings ranging from 11 to 20 stories, with ceiling heights of 3 meters. Apartments are offered without finishes or with rough-in preparation.
Residents benefit from underground, standalone multi-level, and guest parking options.
Completion is scheduled for 2028.
