The River Park Kutuzovsky residential complex is a landmark premium development situated in Moscow’s prestigious Dorogomilovo district, on the banks of the Moskva River directly opposite Moscow City. Delivery is scheduled for 2026–2027.
It will become the tallest and largest residential project along Kutuzovsky Avenue, comprising five monolithic-brick towers ranging from 45 to 46 stories. Designed in an eco-futurist aesthetic, the complex introduces the developer’s new Family Premium concept, tailored for multi-generational living.
The architecture, crafted by the renowned ADM bureau, features dynamic, gemstone-inspired façades that create an illusion of floating volumes. The development includes a private 3-hectare home park and a publicly accessible retail gallery.
Landscape design was led by WEST8, a globally acclaimed Dutch firm specializing in urban parks. The greenery follows a no-allergy principle, featuring hypoallergenic perennial trees. Highlights include a mirror pond with an art installation, a blooming garden, two children’s playgrounds, a covered workout zone, a solarium, a party lounge, and a scenic relaxation area with a fire pit.
Residents enjoy exclusive access to the 5 Towers Club, featuring:

For the first time in Moscow, rooftop lounge zones—reserved exclusively for residents—will feature year-round igloo pavilions, jacuzzis, grilling areas, a yoga deck, panoramic terraces, and even Russia’s highest rooftop swings.
A major educational cluster is also planned on-site: a kindergarten for 200 children and a school for 460 students.
The residential offering includes over 50 European-style layouts—from compact 21 m² studios to spacious five-bedroom residences up to 166 m². Ceiling heights range from 3.1 to 6.1 meters, depending on floor level and finish type (unfinished, pre-finished, or fully finished).
Most units feature bay windows, balconies, or terraces. Private terraces up to 2.4 meters deep with frameless glazing are rare in high-rise developments. Innovative highlights include apartments with full-wall ultra-wide glazing and curved glass in living rooms. The project also includes 20 penthouses, where wood-burning fireplaces can be installed.
